The first thing to understand about Lake Oswego is the lake itself. Oswego Lake is private. The Lake Oswego Corporation stewards about 415 acres of lake and lakefront property, and access runs through deeded easements tied to specific homes — roughly 3,000 of them. A house two streets from the water may have rights; a house with a view of it may not.

Easements work a little like small private clubs: each has its own swim park or dock, facilities and fees, and boat slips often carry waitlists. When I represent a buyer here, confirming a property’s lake rights is one of the first things I check.

Schools are the second question. The Lake Oswego School District runs two comprehensive high schools, Lake Oswego High and Lakeridge High, and assignments follow the address — so neighborhood lines matter as much as the house.
